Dubai has introduced an enhanced Ejari service through the DubaiNow app, allowing landlords and tenants to complete more rental-related procedures through a single digital platform.

Launched by the Dubai Land Department (DLD) on 2 November 2026, the upgraded service brings tenancy contract registration, renewal, and cancellation together in one process. It also integrates Dubai Electricity and Water Authority (DEWA) security deposit payments, making it easier for residents to manage essential rental procedures.

New Ejari Service Combines Tenancy and Utility Payments

The updated service allows landlords and tenants to create and register tenancy contracts through a single digital process. Once the contract receives approval, the Ejari certificate is issued immediately.

Users can also renew or cancel their tenancy agreements online, with UAE PASS connecting landlords and tenants during the process.

Another important addition is the integration of DEWA security deposit payments. Instead of completing this payment through a separate process, customers can now pay directly within the same digital journey and proceed with activating electricity and water services for their properties.

The update brings several important steps of renting a property closer together, reducing the need to switch between different service platforms.

What the Updated Ejari Service Means for Dubai Tenants and Landlords

For tenants, the enhanced service offers a more convenient way to complete rental formalities when moving into a new home or renewing an existing contract.

Landlords can also benefit from a more straightforward process for registering, renewing, and cancelling tenancy agreements.

The main benefits include:

  • Digital contract registration: Landlords and tenants can complete the registration process through DubaiNow.
  • Immediate Ejari certificate: The certificate is issued after the tenancy contract receives approval.
  • Online renewals and cancellations: Existing tenancy agreements can be managed digitally.
  • Integrated DEWA payments: Customers can pay their electricity and water security deposit within the same process.
  • UAE PASS integration: Provides a connected digital process for landlords and tenants.
